Moorings Beach Homes Are In High Demand Due To Scarcity

Naples real estate inventory of homes for sale has returned to its lows of the last decade and properties are moving quickly today. Last year was the second highest unit sale volume ever seen in Naples, Florida. Beach homes for sale in the Moorings, Coquina Sands, and Park Shore have especially strong demand. These statistics point to tight inventory, contrary to other Florida communities,  and home prices here are already rising. There is no better example today of the old adage, “location, location, location”, when discussing return on investment capital, than the current real estate market in this Gulf coast community. Beach homes, a significant portion of Naples real estate inventory, have been receiving multiple offers with some listings going for full list price. The demand is significant, and there are enough cash buyers combined with tight inventory conditions to cause competing offers. One such transaction we witnessed in the luxury community of Ventana in Tiburon, caused two competing home buyers to drive the price up by 10%, or over $40,000 on a luxury condominium.

Park Shore beach homes for sale deserve special mention as this beach homes community is differentiated from other luxury high rise properties. Great water vistas and significant green-space by the developer makes Park Shore a bargain. These “circle-parks”, as they are referred to by residents because of their expansive circular design, connect both residences and the waterfront promenade. No other community on either coast of Florida offers such value.  Many towers are new, offering a mix of newer construction, and well preserved buildings from the prior decade. Today, with low mortgage interest rates and bargain prices for luxury properties, a perfect storm for Naples real estate is building here. We predict that active seniors from the boomer generation with cash on hand will collide soon with tight inventory conditions and cause a spike in property prices.  About fifteen million people are expected to relocate to Florida from northern cities in the next two decades, significantly impacting inventory conditions and home prices here.

A resort stay is a great way to get know the neighborhood and we witnessed strong hotel traffic with low hotel vacancies last winter. Many folks visit and find what a bargain we are with seven miles of easy-access  and well maintained sugar-fine white sand and bargain priced luxury properties. Port Royal beach homes are the finest here, with the million dollar Naples neighborhood also offering properties with Gulf access.  Buyers will find our waterfront real estate is differentiated from other communities due to the clean and upscale feel. The Ritz Carlton, has not one, but two resorts here, demonstrating their investment in the city’s future. Again, prices are expected to rise rapidly here as boomers enter the vacation property market in preparation for an active retirement.  Beach homes will always be scarce and generate a good return on investment as global population grows, because we simply cannot create any more of it. We believe this especially true in Naples, Florida.
